Recently I received a call, and a person on another end of the line asked me if I want to take over the job from another company. He fired heating contractor and wants someone to finish the job. Iin those cases I always have to evaluate the previous installation, because if I take over the job, whole job becomes my responsibility. So I drive to upper Manhattan and see this beautiful brownstone under construction. What I saw inside left me speechless. Boiler installed not approved for NYC, radiant system which is not really radiant, except that contractor used PEX instead of pipe, illegality and bad trade practices in each aspect of installation, And a owner, asking me to make it work. After I said that everything must be scrapped, and proper system must be installed, I never heard from him again. I wish him good luck with his project, and posting video of mechanical room.

Geothermal electricity production may still be in its infancy in the U.S. But Ball State University, in Muncie, Indiana, is showing how geothermal technology can provide at large scale, and deliver big financial and carbon savings. Although the project, which spreads across 731 acres, will initially cost $70 to 75 million, it will cut the college’s bills by $2 million a year, and halve its CO2 output. The project is already 50 percent finished, with full completion expected in 2013. Assuming the cost of electricity remains the same, it will be paid off around 2050.

We got update on utility billings on the jobs we recently did, steam to hot water conversions and high efficiency boiler upgrades with oil to gas conversions. on 6 family building last bills were :

The first billing (as of Oct. 11, 201) indicates : gas use from Aug. 31, 2011 to Oct. 7, 2011 (37 days): 66 therms (supply & delivery: $ 116).

The second billing (as of Nov. 8, 2011) indicates : gas use from Oct. 7, 2011 to Nov. 7, 2011 (31 days) : 37 therms (supply & delivery: $ 73)

The third billing (as of Dec. 19, 2011) indicates : gas use from FROM NOV. 7. 2011 TO DEC. 9, 2011 (31 Days) : 110 therms (supply & delivery): $ 178

not bad this is drop probably 70% from previous year heating with oil.

And another customer, steam to hot water conversions and high efficiency boiler upgrades with oil to gas conversions, building located in down town Manhattan, just reported to us latest gas bill for hot water and heating for 7 apartment building as $137.00. Down from oil probably another 80%
Here is quick savings calculation:

Their oil bill 12 month prior conversion was $9,500
Gas system is 5 heating month $178x5=$890
and for 7 non heating month $65x7=$455
Total $890+$455=$1345

Any oil to gas boiler conversions require opening a job with Department Of Buildings, obtaining all necessary permits, performing actual work, passing inspections and closing the job.
So actual work is only part of the job, and actually is a half of the cost. Why bother with the rest? How one of my former customer said: this government just wants our money.
Here is why this poster is in trouble: He stated that he will deal with tank in the near future.
Oil to gas conversion is not signed off until DOB is provided with certificate from oil tank removal company with valid oil burner installer license and affidavit from licensed plumbing company doing conversion, that chimney was lined. For illegal boiler installation and conversion you can get $5,000 fine + violation and order to legalize installation.

The tale about free boiler removal

Here we go again. Usually we do boiler removal ourselves, and scrap metal guys pick up dismantled boiler. These days, at the start of the heating season we are loaded with jobs and while i was sitting and thinking how we going to plan our work, miracle happens. The phone ring and the guy on another end of the wire offered us free boiler removal. Yes, they will come to the job site, dismantle boiler, and remove it from job site for the cost of the scrap metal. Who can say no to such a sweet deal? At the first day those guys showed up 3 hours later then promised, they did not clean boiler prior removal, so the soot was all over, they borrowed our tools and returned them full of soot as well, almost unusable, scratched brand new boiler which was covered by plastic(it cost us 150.00 to replace cover, ) and left half of the boiler in place. at the end of the day they left and never came back. This is the way to do business. Free cheese is only in the mouse trap. Imagine guys like this will be the lowest bidders on your boiler replacement project. But I can blame only myself. The deal was too sweet.

Well, I usually have a conversation about pricing, and people get pretty shocked with price of the job. What, boiler costs $3,000, and you want more then $2,000 on the top of that? Give me a good price. Ye, good price. Good price means just stick in the boiler, no filings and inspections, no old boiler removal, no oil tank removal, no new gas line along with testing of existing gas line, no proper near boiler piping,no chimney lining, no old heating system cleaning, no new control and power electric work, no testing and setup of the new system, no load calculations, just come and put the boiler in. No, not me. We do boilers right, we build boiler rooms for decades of reliable service and comfort, we provide support and service after installation, we are just a phone call away And at the end , you pay peanuts you get peanuts principle applied here as well. Imagine, you go to dentist, who does his service in the kitchen instead of dental office, and this dentist just saw how other dentists did their work and decided he can do the same work, starts to work on your teeth, well lets stop right here. It is impossible even imagine this. But you think you can bring unqualified unlicensed plumber into your house to install new gas line and new boiler without any training and qualifications under his belt only because he is cheap? Well, risking life of the family is not a smart decision. But choice is yours. Good luck.

I recently made interesting observation about heat load calculations. I’ve always used heat load calculation software and always came out with boiler sizing well below the size of the existing boiler and the size recommended by my competitors. Sometimes it is scary, 3, 4, even 5 times smaller boilers. Of course I'm positively sure I’m doing it right and recently I decided to check my calculations with heating degree day calculation. The method is very simple, I just get HDD (heating degree day) number which is published by the weather station, per, lets say, year, get utility bill per same period, deduct hot water portion of the bill, and get BTU (British thermal unit) per heating degree day hour, than calculate what BTU per hour we need on coldest day of the year (using design temperature as per ASHRAE guidelines). I checked my sizing calculations for the previous 2 jobs. I was in shock. I came within 3% of my computerized calculations.
Funny enough, I do not know who sized the existing boiler in the first place and it would appear that my competitors usually go with the existing boiler size without even doing load calculations. Is bigger always better when working with the boiler? What happens to the efficiency, when the boiler is 3 times bigger than necessary? Have you ever tried to drive Toyota Corolla with Ferrari engine fitted under the hood? Laughable? Sure. But 4 times over sized boiler seems to be sitting well with the public and contractors. The installation of an over sized boiler will cause short cycling. It will be poorly controlled and managed, produce uneven heat, waste fuel, wear itself out, bringing high maintenance and repair bills, along with high fuel bills. Not to mention you’ve already over payed by getting a bigger boiler in the first place since they are more expensive. Yes, in the past we lost sales due to the fact that we refuse to oversize boilers, and we stand by our principle. If our customer has entrusted us to do a boiler replacement they must trust our judgement on how to do the job right.

I just read a description of operation of one of the hot water heaters manufacturer regarding their new condensing boiler. yes, everybody jumped today to manufacture high efficiency boilers, especially hot water heaters manufacturers.
this is what they wrote on their website:

By tracking the load closely and operating at just below the dew point (point at which condensate is produced) XYZ boilers give the ultimate in efficiency without the added product, installation, and maintenance costs of a condensing boiler system.

The problem is, that, it is not good enough to operate boiler just below dew point, because there will be only partial condensation, it should operate well below dew point, to reach maximum efficiency. and this is where setting boiler up plays a main role. And this set up must be properly done by installer,

So installer's qualification and experience is a key to efficiency.

We just lost sale of ultra high efficiency modulating condensing boiler in Long Island City. Well, it is not a pleasant event, but hey, you can not get all jobs. As usual we started analyse what vent wrong and what we have to correct to satisfy future potential customers. The home owner who went with another company was kind enough to provide us with information we needed, and the reasons why he went with our competitor. It was $300 dollars difference. As he explained, it came down to dollars and cents. We respect that, and I started to study our competition, to learn from them how to be successful in high efficiency condensing boiler installation business.
First thing I called our suppliers, asking what they have to say about our competitor. They had very positive opinion , it is reputable ,customers oriented, good plumbing company.
Then I pulled out their filing records from DOB website for the last 10 years. Over 140 jobs filed and completed. That's impressive. Then I checked what kind of jobs were there. Here we have a problem. 90% were ordinary plumbing work, apartment plumbing, back-flow preventers and so on. Few standard efficiency boilers installed. NOT ONE CONDENSING BOILER.
I know times are tough , but they definitely took job they will run into problems. Conventional boilers and condensing boilers rules of installation and operation are completely in reverse, what is good for standard boiler is bad for condensing, and what is good for condensing boiler will kill standard boiler dead in less than 3 years. Unless installer completely understands logic of the difference, there will be a huge problem. And as a last note: proper installation of condensing boiler is only half job, the real efficiency is in the setting boiler up and calculating right parameters.

I get a lot of requests for oil to gas conversions. Common explanation is, it will lower the bill. Yes, it will, but it is only because gas is cheaper per BTU produced , and gas is going up in price too. So switching from oil to gas does not resolve issue of efficiency, it is still old inefficient way to produce heat and hot water. It is still 70% overall system efficiency at best.
In no time utility bill will hunt homeowner down again. The real answer is to implement home improvement measures, including ultra high efficiency boiler, radiators, piping insulation, and house envelope. In the long run it is great income generator, much more stable and profitable than the most mutual funds and investment options. Average payback period for high efficiency upgrades is 3 to 5 years. We are converting old inefficient steam heating system to new hydronic forced hot water system.

It well be a reverse return system , so balancing of the system will be automatic. Existing cast iron steam radiators are converted to hot water radiators and we will install temperature control valves on each radiator, so there will be option to control room to room temperature individually. Ultra high efficiency condensing modulating boiler Slant Fin Bobcat and indirect fired hot water heater
will produce heat and hot water, reducing gas bill 2-3 times. All copper piping with propress fittings, system circulator Grundfos Alfa smart pump with autoadapt function.

Yesterday I received a call from our customer Victor P. We installed ultrahigh efficiency boiler with indirect water heater last year. He asked us to send him a maintenance contract, and i asked him about his opinion on his new system. He said he spent $125.00 on his gas bill in February, while his oil bill for previous year February was $700+. and this is for 3 story brownstone in Brooklyn.

This is quite a drop.As a matter of fact, i was really surprised by myself, i had a customer reporting that he paid $90 per winter month, but knowing him being energy savvy, i thought he just turned thermostat down. In this instance Victor said he did not cut thermostat down and had it set at comfortable level of 73F.

I meet with homeowners on daily basis, and I see people terrified by today's oil prices. They want to switch to gas, but to do it right is still a pretty expensive proposition, from $4,000 and up, depending on scope and quality of work, with perspective, that gas price will follow up oil price as well, are those conversion money well spent? So homeowner is in between the hard place and a hammer. Is there a solution?
Yes there is.
The key point is to improve efficiency.Efficiency of what? Of cause boiler! Yes and no. Efficiency of the system, House as a system. How can house be efficiently heated or cooled, if it has no insulation in the walls, if the envelope of the house is drafty, and whatever heat you dump into the house is blown away immediately?
House has to be upgraded in all aspects to achieve maximum efficiency, and boiler upgrade is a part of this process. Ultra high efficiency condensing modulating boiler is the answer to heating system efficiency. But it can work only on hydronic heating systems, (the system where hot water is circulated trough the heating system).
Steam system cannot be upgraded to high efficiency, and houses fitted with steam system must be converted to hydronic system in order to implement ultra high efficiency upgrade.

We just received email from one of the supply houses , stating, that
"Domestic Copper Fittings are Approximately Three (3) Times the Cost
of Imported Fittings"
Sure, what about quality?

Chinese fittings are 3 times worst in my opinion. And if chinese fitting bursts on the job, customer will have a flood. (What about those american jobs, that went to communist Peoples Republic of China?)
We are using American made Pro press fittings, that 2 to 3 times more expensive than domestic fittings.
When we install those fittings, we do not use open flame torch.
We do not expose wooden frame homes to the risk of fire.
We believe, that there is a place in USA for quality USA made staff.

This is the stuff accumulated in the heating system.About 18 buckets of mud was removed from existing steam system prior connecting new boiler to existing system. Then we did chemical cleaning and skimming of the boiler.

i have been asked to investigate Steam system knocking at SoHo building in NYC.

here some of the finding

One of the problem was that 100' of 5" steam header, with no insulation, had absolutely no steam traps to remove condensate, and then all this condensate was carried away to steam radiators causing terrible banging. Funny thing, that there was a valved connection for the old steam trap, but somebody removed trap and closed valve. When we opened valve, we had to drill trough 12" of stone hard sediments.

Due to a considerably high number of rebate reservations, the incentive funds for the Long Island Residential High Efficiency Heating Equipment Rebate Program have been fully committed. This change regrettably impacts National Grid customers that reside in Nassau/Suffolk counties and the Rockaway Peninsula.

We have started a waiting list and should funding become available we will be able to process rebate reservations on a first-come, first-serve basis.

In order to be added to our waiting list, please ask your customers to fill out the online rebate reservation form with the required information. Once your customers submit the form, they will receive confirmation that they are on our waiting list and should funding become available, National Grid will contact them.

Customers that provide an email address will receive confirmation notices via email.

If an email address is not provided, confirmation notices will be sent by mail within 5 – 15 business days.

PLEASE NOTE: In order to receive a rebate it is REQUIRED that your customer has a rebate reservation number. If your customer has not received a rebate reservation number and they are currently on our waiting list, National Grid will not be able to process their rebate application until funds become available and National Grid can provide the customer with a rebate reservation number.

for part of the house heated by hydronic system and 80 gallons Techtanium indirect hot water heater for unlimited domestic hot water generation,

and warm air Freewatt Micro-CHP co-generation system for the part of the house heated by warm air system.

Now his electric bill will be around $0 dollars
